WHAT IS THE SELECT FUND?

Moshav Financial’s Select Fund is a risk-aware, contributory mortgage fund that aims to deliver fixed income secured against real property.

WHAT IS THE LIFESTYLE FUND?

Our Lifestyle Fund is a contributory mortgage fund where we select the assets that meet our investment criteria. It is designed to provide a set and forget fixed income secured against real property

WHAT HAPPENS IF THE BORROWER DEFAULTS ON THE LOAN?

All our investments are secured by a registered mortgage against real property. If a borrower defaults, your income may be delayed until we reposes and sell the property.

WHAT RETURN ON MY INVESTMENT WILL I GET?

Investments in our funds can consistently earn between 6% and 11%p.a depending on the degree of risk you wish to take. Earnings can be re-invested in one of our Funds provide you with an even greater return.

HOW IS MY INVESTMENT SECURED?

Mortgage investments are secured by tangible assets that you can 'touch and feel'. All loans that are secured by a mortgage are based on a percentage of the appraised value of the real estate security also referred to as the Loan to Value Ratio (LVR). By combining a lower LVR with short loan terms (the length of time the loan is outstanding) the likelihood of the value of the real estate security dropping below the value of the mortgage is, in a normal market, considered minimal.

HOW CAN I REDUCE VOLATILITY OF MY INVESTMENT?

Your mortgage investments have a fixed target interest rate for the length of the loan, this provides for a a constant income without volatility. You can also diversify your portfolio by investing in a range of investments within the Select Fund to reduce exposure to one particular asset.

CAN I CHOOSE WHICH PRODUCT TO INVEST IN?

You have freedom to choose the mortgage investment that you think is right for you. Before you invest, you and your financial advisor can review the details of the deal and the proposed loan, including investment term, interest rate, and payment terms together with a description of the project or property used as security for the loan. Based on this information, and your own personal circumstances, you make the decision to invest or not.

HOW OFTEN WILL I GET PAID?

You can chose to receive either monthly or quarterly payments.

HOW IS MY INVESTMENT MANAGED?

Moshav Financial manages all the details of the mortgage loan. We coordinate all the legal documentation, ongoing mortgage administration and mortgage renewal negotiations. We collect your interest due and pass it on to you, the investor. Fees for this service are paid by the borrower via a management fee, which is paid from the borrower's interest.

WHAT IS THE MINIMUM/MAXIMUM INVESTMENT?

The minimum investment is $500,000 though we consider everyone on a case by case basis. The maximum amount is unlimited and depends on the specific opportunities and funds available. We consider all investors based on their goals and the opportunities we have available.
